Purchasers relocating from California, the Pacific Northwest and the Midwest routinely narrow neighborhoods, price expectations and property shortlists remotely. Those buyers increasingly begin with conversational queries about Clark County communities, commute distances and market conditions rather than browsing listing inventory directly.

For agents listing in Summerlin, Henderson, North Las Vegas, Enterprise, Spring Valley or the valley's Strip-corridor high-rise towers, a listing's discoverability may now be determined before a buyer reaches a portal search filter at all.

"A buyer relocating to Las Vegas isn't scrolling listings on day one," Jones said. "They're asking questions. What are the neighborhoods, what does the Las Vegas market look like, what should they expect to pay in Henderson versus Summerlin. The listings and agents that show up in those answers are the ones with real content behind them. That's not a photography problem, but in this market, photography is where the content starts."
