Skyfor, Inc. a consumer education and agent referrals company, interviewed several of its top buyer agents in Florida to compare real estate markets. The goal was to uncover a market that is currently favorable to Florida property buyers .

The report indicates that Melbourne, FL actually has a BUYER'S market. The median price of a home is $275,000. This means that, unlike other towns in Florida and other states, there is more inventory than buyers in this town. The town is still recovering from past hurricane damage.
This is in stark contrast to the western side of the state, where Skyfor's SmartHomeSearch agent out of New Port Ritchey and Tampa says there is still a strong seller's in those towns, with prices up 8% across the board compared with last year. The agent here expects prices may stabilizes with the expected increase in mortgage rates. A rate increase will cause less buyers to be in the market as there will be less who will qualify for a loan.
Good properties in the Tampa area below $300,000 are currently a scarce commodity. The buyers agent out of Brandon, FL, just east of Tampa, also indicates that there are bidding wars in the $200,000-300,000 range.
Top buying tips in these sellers markets: 1) Come prepared so that when the right property comes on the market, the buyer can move quickly 2) listen to the advice of an experienced buyer's market. Broker Simkus, an agent servicing Brandon, FL states: "Young people sometimes have to lose 3 good houses before they realize they won't win the bid in this kind of market. They are used to their parents saying to always put in a lower bid when buying a house. However that strategy just doesn't work in today's market in the Tampa area".
The agent counsels his clients to educate themselves with a study of current properties on the market. Then together with the agent, they can determine if a particular home is priced fairly. Then the top tip is to make the first bid the highest and best one rather than count on a protracted negotiation. Also, use the agents expertise and local knowledge for him or her to suggest communities where homes may still be affordable.
